CAN I CONSTRUCT AN APARTMENT ON A 40×60 SITE?

YES and No both, the reason being as per BDA norms, one should have a minimum site dimension of around 4000 sq ft if a Builder needs to build multiple units and sell them as independent flats. Since a 40×60 site comes with a 2400 sq ft area less than the permissible limit of around 4000 sq ft, it’s difficult to construct apartments officially, and it will be difficult to get an OC (Occupation Certificate) or CC (Completion Certificate).

If a 40*60 site comes under BBMP limits then one can get a 40×60 Plan sanction from BBMP showing 4 to 5 kitchens max (Note: In most cases its only 4 Kitchen approval) with a minimum FAR can be considered at 1.75 which means a built-up area of 2400 sq ft Site x 1.75 FAR = 4200 sq ft excluding parking area. This means that 4 kitchen on approval means one can construct and sell only 4 houses.

Many small builders build apartments on 40×60 and get the apartment registered to an independent homeowner under multiple dwelling without any OC or CC, which is illegal. Still, one can come across such practices on such site dimensions. These so-called apartments are generally developed on upcoming residential localities where the real estate prices are high.

    I am having two sites 30×40 and 40×60 my budget in maximum 45lacs excluding cost for interiors. My basic requirement is to build a simple 3bhk Duplex house on one of the sites without exceeding the budget. I am a reader of your website form past couple of years it’s an awesome website which helps first time home owners to know the things around construction.

    I am planning to start my residential construction soon well before June 2019.     I have current house built on a 40×60 site in Bangalore which was built in 1982 with several modifications over the years. There is a well in this location. This house must be decommissioned first.

    PLEASE PROVIDE THE FOLLOWING:

    A list of services that you will provide and the costs. How will you manage those services if they are outsourced to others; For example, Structural engineers, Electrical engineers, Builders, Plan approvals etc.

    WHAT I NEED:

    A preliminary design proposal with baseline costs for a house with a ground floor + 3 floors.
    The ground floor must include 1) a small house for 2 people or a small family 2) parking for 2 cars and a couple of two wheelers. This will be a rental unit.

    The first and second floors must be connected internally and have the following:
    A living room, two bedrooms with attached bathrooms, a kitchen, and a puja room on the 1stfloor and a balcony
    A living room, two bedrooms with attached bathrooms, a laundry room, and a balcony
    Internal stairs connecting the two floors
    This unit will be occupied by the owner.
    The 3rd floor must be a separate floor for a family of four – A living room, two bedrooms with attached bathrooms, a third bedroom, an independent bath, a puja room, a kitchen and a balcony. This will be a rental unit.

    A project proposal and schedule with top 10 milestones to finish the house in 270 days. The project start date will be in December of 2019.

    Please provide examples of design, project completion and cost effectiveness. Actual site visits of completed and current projects will be appreciated.

    REQUIREMENTS:

    All floors will have Vitrified Tiles (not to exceed Rs. 80/sq. ft)
    All Bathroom and Kitchen fittings will be Jaquar brand (mid-price point)
    All Windows will be either Aluminum or UPVC(depending on the location)
    All Doors will be Wood of some kind
    Solar heater and pump
    Additional:
    A small lift with capacity for 4 people
    Rainwater harvesting and collection tank

    So what would be my approximate residential construction cost on 40×60 site based on my above given requirements.

    I wanted to know How many floors can I build on a 40×60 site in Bangalore as per BBMP or BDA bylaws and what would be the cost for getting plan sanction for my requirements given below. I want to build 2bhk x 2 nos on each floor and I am planning to construct G+3/G+4 Floors.

    I am having a 40×60/2400 sq ft residential site off Electronic city phase 1 hosur road and I am planning for building a Duplex and rental homes on this site. I have read your above article where you have mentioned that 40×60 cost of construction in Bangalore for a Duplex with a floor of rental house will cost approximately 70lacs . My total budget is Rs 90lacs including all interiors, plan sanctions, bore well and government deposit.

    I plan to start my project soon maybe in the next couple of months in the mean time I wanted to know what would be construction rates at present 2019. As I have read on the website that you have mentioned the construction cost per sq ft 2019 varies from Rs 1700 to Rs 2500/sq ft(Premium). Can I get the detailed specifications for the above mentioned rates?

    I am planning to go for Italian Marble for the entire Ground floor and Wooden flooring in the master bedrooms. I need your expertise regarding choosing the right flooring for my home. Hence, do call me or send detailed specifications regarding this.

    I am looking only for floor-plans(simple) on 40×60 site (2400 sq ft) for rental income. The plot is on Sarjapur Road, Bangaluru in a gated community and I am not sure if they will allow G+3 floors.

    G or Stilt – Parking Area + 1 BHK
    1st and 2nd – 2 X 2BHKs
    3rd Floor – 3 BHK.
    Lift is preferred and the gated community is a good hi-class community.

    Overall i need normal floor plan + structural plan(columns + beams). Please let me know the price.

    My site measures 60(East West) × 40(N S) , road on west (west facing site) and other three sides houses already built.
    Planning for construction from feb 1020
    My requirements are,
    Ground floor, a 2 bhk house for rent with parking for two cars and few bikes, and lift for 3 people(due to a physical handicapped person), and washroom for owner use
    First and second duplex with north main door, a bedroom with attached bathroom, kitchen, dining area and pooja room, and a common bathroom in first floor.
    Second floor with 3 bedrooms with attached washroom, small living area.
    Terrace , overhead tank on a single room, with options for solar panels.

  16. Hi, I bought a 2 BDA sites measuring 30*40 ft adjacent/side by side to each other facing west. Road is 30 ft width. So my totally my site measurement is 60 ft facing towards road and 40 ft depth. I want to build a rain water harvesting sump under ground, leave entire ground level floor for parking, lift/elevator, staircase, 1st floor with two 2BHK units for rental, second and third floors with duplex unit, where in second floor consists of Foyer towards Northwest corner, Living area, lobby with high sky light, Dining area, Pooja room towards Northeast corner , Kitchen towards Southeast, Utility area towards Southeast corner, Store room, 1st Bed Room towards Southwest corner for parents with attached bath room, one common bath room and stair case to next floor. On the third floor 2 bed rooms with attached bath rooms, where in Master Bed room towards Southwest corner, one Home Theatre and stair case continued to terrace level. On terrace one Guest Bed Room with attached bath room and the remaining space for raised sky light ventilator and Terrace Lobby. On Guest Bed Room Storage Water Tank and Solar Water Heater. Is my imagination plan can be a practical plan compatible with with appropriate BYE LAWS?
