The rest of the house like kitchen and upper floors can be vitrified Tiles. I also want to go for natural wooden flooring for my master bed room. The reaming requirements can be discussed at the time of construction.

YES, your budget of Rs 50 lacs should be Sufficient for a G+2 floors Duplex house construction,
However as you have already mentioned above about the usage of Italian marble for living areas which might easily cost Rs 550 / sq ft and Rs 150+/sq ft for a good wooden fooling. Basic good vitrified flooring should cost you around Rs 55+/sq ft. We have sent our quotation to your given mail id.
As per BBMP Bylaws you can construct G+3 floors on a 30×40 site by showing the entire Ground floor parking purpose only. The FAR/FSI for 30×40 is around 1.75.
note : Bylaws also has height restriction of a structure.
One can construct 1200 sq ft * 1.75 FSI = 2100 sq ft built up area excluding parking.

My name is Rohit I have been working in this city from past 10 years, All these years I have been staying in a rental apartment. Now I am in a position to build my own house. I currently have a budget if Rs 1.2 cr which includes the purchase of site and construction. I wanted a experts guidance in sorting out this issue.
I have seen different plot dimensions of 20×30 , 30×40, 40×60 and 50×80 sites in Bangalore now what would be the current construction cost for G+2 floors duplex house considering a built-up area of 1900 sq ft. The best locality I like was HSR Layout bcz of the wide roads and the good amenities there. But I also noticed that the going market rate per sq ft is around Rs 13,000 /sq ft which means a 20×30 site will cost me Rs 78 lacs. These 600 sq ft sites are constructed is such a way that they don’t have any setbacks hence I dislike this option and a 30×40 site is unaffordable to me as site itself would cost Rs 1.5 cr.
Now, I have finalized a 40×60 site or 2400 sq ft plot at Sarjapur road in a gated community which is costing me around Rs 70lacs. I want 30% of my site to be left for parking and landscaping purpose. Hence wanted to know the construction cost for G+3 floors on 40×60 site with a super built up area of 1900 sq ft. My requirements are mentioned below.
GROUND FLOOR
Large Landscaping + 2 Car parking
Good size Living room + Dining for 6 persons + Island Kitchen concept with Store room + 1 common bath room of 10×6 size + Master bed room of 16×14 size with attached bath room.

Thank you for sharing your Query about to construction of you residential house. Since your plot is approx. 1000 sq ft you can have a built up area for 900 sq ft on each floor. Hence for G+3 floor construction it will cost 900 sq ft x 4 = 3600 .
So at present rate Rs 1600 / sq ft x 3600 sq ft = Rs 57,00,000 lacs for the Entire project excluding paper works, bore well, plan approval, electrical connection etc. We have sent our proposal to the given email id.
